120 new homes for Pencaitland, East Lothian

Planning consent was recently granted for the development of up to 120 new homes at Lempockwells Road, Pencaitland.  Set within a network of open space and landscaping, vehicular access and substantial community benefits in the form of play and recreation facilities.

Gladman, on behalf of the landowners, promoted this 17 acre site, submitting an application for planning permission in principle to East Lothian Council in September 2014, comprising a scheme of around up to 120 new family homes (25% affordable), set within a layout of public open space and pathways, enhanced recreation provision for the community and generous landscape planting.

East Lothian Council refused the planning application in December 2014, citing one reason for refusal relating to the treatment of the site boundary.

An appeal to Scottish Ministers was lodged by Gladman in February 2015 detailing all elements of the proposal including treatment of the southern boundary.   Scottish Ministers issued a Notice of Intention to allow the appeal in May 2015, subject to a legal agreement to secure developer contributions in respect of education, enhanced recreation provision, footpaths and highways alterations.

The site will be marketed early in 2016, with development to commence on site later that year.
